Equestrian Property Evaluation Specialist
Nina M. Shaffer is a fourth generation equestrian. As a professional equestrian and barn manager, Nina has the depth and breadth of experience necessary to evaluate properties for equestrian activities. Nina's experience includes managing equestrian properties, both for her own business operations as well as for businesses owned by other equestrians. With her equestrian activities spanning over 26 years, Nina's breadth of experience enables her to evaluate a property according to the needs of the specific equestrian activities intended, whether it be a boarding operation, show operation, private estate, or public equestrian facility. Nina has the experience to guide buyers as to the potential of a property, and the types of repairs and/or upgrades that will be needed to turn a property into an income-producing asset. In addition to her extensive equine resume, Nina worked for local government while in college to obtain her Bachelor's Degree in Education.
One of the greatest challenges for a professional equestrian, especially a younger professional like myself, in this industry is finding a property to rent that meets the needs of their business. My immediate family invested in my education and providing me equine experience, but did not have the funds required to own and operate an equestrian facility. Rosstar Superboy had been boarded since the day we bought him. We were fortunate enough to have him at a small, private facility close to home for roughly ten years. It wasn't until I began managing facilities that Superboy and Ellie's care became my daily responsibility.
The equestrian industry is very large and with each disclipine there are different requirements and unique needs. Currently servicing primarily PA, Nina works to help property owners or potential buyers, purchase and or eventually rent their dream property to equestrian professionals like herself. Nina saw an opportunity to help other equine professional business owners in the industry and help property owners generate income producing ventures, together.
I know just how frustrating it can be working on an inefficiently-designed property that doesn't meet the needs of the equestrian activities a business is trying to manage. I understand why all too often property owners give up on renting out beautiful barns- they've had one too many bad experiences with renters (who may be just as frustrated as to why completing tasks at a particular barn just seems to take longer than they should take), they don't need the income to cover the mortgage, or they simply just want to have their own horses. I get it. However, I saw an issue because of personal experience and I am here to help resolve it to continue to develop equestrian professionals here in the USA.
